General Terms and Conditions of Stay – Sicilian Luxury Villas Holiday Homes
1. Nature of the service
The accommodation is provided as a short-term tourist rental pursuant to Art. 1571 et seq. of the Italian Civil Code and Legislative Decree 50/2017.
No hotel-type services are provided (e.g. continuous reception, meal service).
2. Booking
- The reservation is considered confirmed upon receipt of a deposit (Art. 1385 Italian Civil Code) equal to 20% of the total amount.
- The balance must be paid within 30 days prior to arrival.
3. Guest registration (legal obligation)
- All guests must present a valid identity document at check-in.
- Guest data will be communicated to the authorities through the Alloggiati Web portal (Art. 109 TULPS).
4. Check-in / Check-out
- Check-in: from 3:00 PM
- Check-out: by 10:00 AM
- Times must be respected unless otherwise agreed.
5. Tourist tax
- The Municipality applies a mandatory tourist tax per person/night, payable on site, unless exemptions provided by local regulations apply.
- Currently, according to municipal regulations, the tourist tax is not required for Kollemaris and Petramaris Villas, but only for the Roqamaris apartment.
6. Security deposit
- A security deposit of €1,000.00 in cash is required for Kollemaris and Petramaris Villas, refunded at departure after checking the property.
- A security deposit of €500.00 in cash is required for the Roqamaris apartment, refunded at departure after checking the property.
- Any damage or missing items will be deducted from the deposit.
7. Cancellation policy
- Free cancellation up to 30 days prior to arrival.
- After this deadline, the deposit will not be refunded.
- In case of no-show, the full amount paid will be retained unless otherwise agreed.
8. Number of guests
- It is forbidden to exceed the maximum number of guests stated in the booking.
- Hosting unregistered third parties is not permitted.
9. Identification code
- The accommodation is registered with a CIR/CIN (Regional/National Identification Code) as required by Sicilian regional regulations.
10. House rules
- Smoking is not allowed indoors.
- Pets allowed: maximum 1
- Parties or unauthorized events are prohibited.
- Quiet hours must be respected in accordance with local municipal regulations, only for the Roqamaris apartment located in the historic center of Cefalù, from 11:00 PM to 7:00 AM.
11. Cleaning
- Included in the price.
- The accommodation must be left in decent condition (kitchenette cleaned, waste disposed of according to recycling rules).
12. Liability
- The owner is not responsible for theft, loss, or damage to guests’ personal belongings.
- Guests are responsible for any damage caused to the property or furnishings.
13. Safety and use of the property
- Improper use of systems and equipment is prohibited.
- Compliance with safety regulations (gas, electricity, etc.) is mandatory.
14. Privacy
- Personal data will be processed in compliance with EU Regulation 2016/679 (GDPR) exclusively for legal purposes and for managing the stay.
15. Applicable law
- The contract is governed by Italian law.
- Any disputes shall fall under the jurisdiction of the competent territorial court as provided by current legislation.
